What does a floor inspector do?

A floor inspector examines your flooring to determine the cause of a problem — whether it's cupping, buckling, cracking, delamination, gaps, or odors. We measure moisture, photograph the damage, evaluate the subfloor and installation, and deliver a written report that identifies what went wrong, why, and who is responsible. We don't sell or install flooring, so the diagnosis is fully independent.

How do I know if my floor has moisture damage?

Common signs of moisture damage include cupping or crowning on hardwood, swelling or peaking at the seams of laminate and SPC, curling edges on vinyl, loose or hollow tiles, musty odors, discoloration, and visible mold. A moisture test can confirm whether excess moisture is the cause and where it's coming from.

What is concrete moisture testing and when do I need it?

Concrete moisture testing measures the amount of moisture vapor emitting from a concrete slab using ASTM F1869 (calcium chloride) and ASTM F2170 (in-situ relative humidity probes). You need it before installing new flooring over concrete, and after a failure to prove whether the slab caused the problem.

Why is my hardwood floor cupping or buckling?

Cupping and buckling are almost always caused by excess moisture — either from a wet subfloor, a plumbing leak, high humidity, or moisture migrating through the slab. An inspection measures the moisture levels in the wood and subfloor, identifies the source, and documents it for warranty or insurance claims.
